5 Steps To a Smooth Closing

This is the final installment in our real estate 101 series.

One of the advantages of working for a title company is that we get to see the good and bad transactions and the good and bad realtors and Lenders. So with that perspective I would like to give you some quick tips to help ensure that you have a smooth closing.

1) Research- I’m a firm believer that there is a real estate professional that fits every personality. Make sure that you find one that fits yours. Ask them tons of questions, ask for testimonials. Make sure that they have brought a resume that shows their track record in the industry. The more research you do, the more comfortable you’re going to be during the transaction.

2) Listing PR- If this is available, have your realtor order a listing PR. This allows both you and the Realtor to know if there are any major issues with your property. This also should allow you plenty of time to clear up any issues that may arise. The listing PR also gives your agent something to forward to any potential buyers, so that they understand what need to be corrected.

3)) Seller Net Sheet- When the realtor presents you with an offer have them present you a seller net sheet. This will give you a good estimate of what costs will be involved in the sale of your home and your net profit or loss.

4) Communication- Information is key. Make sure that your real estate professionals, (i.e. Realtor, Lender, Title Company) are communicating with you on a consistent basis. This helps keeps you stay informed so that you are prepared when the time for closing arrives.

5) Have Fun- Whether buying or selling, the real estate process can be a time of great excitement. It’s important to remember to enjoy it. Enjoying the process will make any potential hiccups that may arise in the transaction easier to handle.
